Property is a data and compliance business
Estate and letting agents, landlords and block managers juggle more regulation every year, and most of it comes down to data: which certificate expires when, which tenancy is on which terms, what the listing must disclose, whose money sits in the client account. The core systems are usually an agency CRM such as Reapit, Alto, Jupix or Street, an accounts package, and portals including Rightmove, Zoopla and OnTheMarket.

Rules that shape property software
- Renters' Rights Act 2025: the first phase took effect on 1 May 2026, abolishing section 21 no-fault evictions and moving tenancies to periodic terms, with the private rented sector database and landlord ombudsman following later in 2026, according to the government's implementation roadmap and law firm summaries. Tenancy templates, notices and rent increase workflows need updating.
- Material information: National Trading Standards' guidance, agreed with Rightmove, Zoopla, OnTheMarket and PropertyPal, splits listing information into Parts A, B and C, covering price, council tax and tenure, then property type, utilities and parking, then issues such as flood risk. Your CRM data model needs these fields so feeds pass portal checks.
- Anti-money laundering: estate agents and many letting agents are supervised by HMRC under the Money Laundering Regulations 2017.
- Client money protection and redress: letting agents in England must belong to a client money protection scheme and a redress scheme, and deposits go into DPS, mydeposits or TDS.
- Making Tax Digital for Income Tax: from 6 April 2026, landlords and sole traders with qualifying income over the first threshold must keep digital records and file quarterly, with the threshold lowering in 2027 and 2028, according to GOV.UK.
Integrations
Reapit has its Foundations platform and API. Alto, Jupix and Street offer APIs or partner integrations, with access often through the vendor's partner programme. Compliance tracking that does not rely on memory
A letting agent managing a few hundred properties tracks thousands of dates: gas safety records due every year, EICRs every five years in England, EPCs, licences, deposit protection deadlines, Right to Rent follow-up checks for time-limited permissions, smoke and carbon monoxide alarm checks at the start of each tenancy, and insurance renewals. One missed date can mean a fine, an invalid notice or a safety risk.
We build compliance tracking around properties, units and tenancies. Each requirement has a rule (what, how often, from which date), the current certificate with its document attached, and the next due date. Reminders go to the landlord, the contractor and your team at intervals you choose, and a dashboard shows everything overdue or due in the next 30, 60 and 90 days.
Contractors can upload certificates directly through a link, and the system reads key dates from the document for a person to confirm. If you use a field service firm's system, certificates can flow across automatically. When the private rented sector database arrives, clean, structured property and compliance data will make registration far simpler.

Frequently asked questions
Can you integrate with Reapit or Alto?
Yes, subject to vendor API access. Reapit offers its Foundations API; Alto and others provide partner integrations. dijitul builds portals, reporting and workflows that read and write CRM data so staff keep using the system they know.
Can software help with the Renters' Rights Act?
Yes. We update tenancy data models, templates, notice workflows and rent review processes to reflect periodic tenancies and the end of section 21, and prepare for the private rented sector database. Legal advice on your documents should come from a solicitor.
Can you send listings to Rightmove and Zoopla?
Yes. dijitul builds portal feeds from your CRM or bespoke system, including the material information fields portals now require, and handles images, floor plans, EPCs and status changes such as under offer or let agreed.
Can tenants report repairs online?
Yes. We build tenant portals where repairs are reported with photos, triaged by urgency, sent to contractors and approved by landlords, with automatic updates to the tenant at each step and a full history kept against the property.
Do you build software for landlords as well as agents?
Yes. Portfolio landlords use our compliance tracking, rent and expense records, tenant portals and Making Tax Digital ready exports to their accountant or bookkeeping software. We build for the size of portfolio you actually have.
